Regardless of the metric measured, whether you’re looking at total monthly transaction volume or average transactions per business day, June was far and away the busiest month private lending has ever seen on Lightning Docs. With a monthly total of 7,606 loans (3,549 bridge, 4,057 DSCR) and averaging 362 loans closed per business day, June’s unprecedented volume delivered notable shifts in market behavior alongside its stellar record volume.
For most of 2025, DSCR lending, with its rapid growth, was the story to watch, while bridge lending’s quieter strides were overshadowed. In June, that script flipped: bridge lending just posted its strongest year-over-year growth in over a year, outpacing DSCR and becoming the more powerful driver of private lending’s overall market expansion. While DSCR remains ahead for the year and growing at a steady, healthy clip, the momentum has shifted, and the market looks significantly different than it did just two quarters ago.
